Any document around a rental property can carry an expiry date — permits, certificates, insurance, inspections, contracts. Documents & Renewals is a date tracker: you add the documents you care about, set the renewal cycle and reminder windows that fit your workflow, and the app surfaces what's close to expiring on the dashboard. It does not know, judge or recommend which documents you need to keep — that stays entirely with you.
No pre-loaded list, no built-in opinion about what the law requires. Every document is defined by you: name, free-text category, issued date, expiry date, renewal cycle in months. Fits whatever paperwork you actually deal with — rental licenses, insurance policies, elevator inspections, boiler service, software licenses, co-ownership agreements. Anything with a date.
Snap a photo of the paper document directly with the phone camera, or attach a PDF from email. Dates are entered manually — the app does not try to parse them, so no OCR surprises. Files live in encrypted storage, available whenever you need to pull them back up.
Per document, you set the warning sequence — "60, 30, 7" days before expiry, or whatever cadence suits you. Each reminder lands as a dashboard alert and a notification. Reminders are a convenience: they can fail to arrive for technical reasons outside our control, so the dashboard list stays the source of truth.
Expiring soon, overdue, days-left-to-expire — all visible on the main dashboard when you open the app. Filter by property, status or category. The list is the one place you check: if a document isn't on it, it isn't being watched.
When a document is renewed, the new version takes its place at the top — the previous ones stay in the record. Useful when a counterpart asks for a prior year, or when a buyer runs due diligence on the property.
The app watches the dates you entered. It does not decide which documents your property needs, does not verify their validity, and does not keep up with changing regulations. For obligations that apply to you, talk to your accountant, engineer or lawyer. The responsibility for completeness and accuracy stays with the person entering the data.
Rentals sit empty for weeks. Guests leave the AC blasting at 18°C with a window open. Humidity creeps up in the shoulder season and furniture suffers. Monitoring gives you eyes on every unit — small WiFi sensors measure the room, an IR module controls the AC, and the app quietly enforces the rules you set.
Small WiFi nodes with precision temperature and humidity sensors — one per room. Mains-powered, report every 10 to 60 seconds, configurable per device. The live card in the app shows the current value, color-coded by comfort band, with a pulsing red glow if a threshold is crossed.
A separate IR module in each room learns the AC's protocol automatically — point the remote at it once and it figures out the brand. Daikin, Mitsubishi, Panasonic, LG, Samsung, Fujitsu, Toshiba, Hitachi, TCL, Haier, Midea and 30+ more are supported. Send commands from the admin app; the AC reacts within a minute.
Minimum comfort temperature: if a guest sets the AC to 18°C and the room drops below your floor (say 22°C), the setpoint is quietly rewritten back to 22. Dehumidification band: when humidity rises above the trigger, the AC switches to dry mode; when it falls to the recovery value, the previous command is restored. Sensor-driven, not command-driven — guests still have real control, they just can't drive the energy bill into the ground.
Push notification + email when temperature or humidity crosses an owner-defined limit, when a sensor drops offline, or when a whole property goes silent (power outage detection, planned). Edge-triggered with hysteresis — no spam when a value oscillates around the threshold. Each recipient receives the message in their own language.
24-hour raw readings, 7-day and 30-day aggregates, plus a custom date-and-time picker for any window in between. Download the time series as XLSX — one worksheet of sensor values, a separate worksheet of AC events combining both user remote actions and app-sent commands (user vs automation vs owner click, all in the same log).
Monitoring is sold as a custom add-on, not a flat subscription — because every property is different. We quote based on the number of rooms, WiFi coverage, and the AC units you want controlled, then install and configure on site. It layers on top of any Host plan and is invoiced separately.
